Plan Work For You?
Basically if you cannot
qualify for bank or institutional finance or vendor finance and are not likely to in the
foreseeable future, then a rent to buy plan could be just what the
doctor ordered.
NOTE: To qualify you'll need to reside in South East Queensland.
Simple Explanation
of a Rent Buy Plan
A rent
buy plan works on the basis that our joint venture investor (who is
approved and sourced by us), will buy the house for you. You will
then make payments to our joint venture bank account just as you would
if you had an actual bank loan in place now. Then, after a reasonable
period of time has elapsed - which is typically 1 to 3 years - we
will help you 'finance out' by arranging bank finance for you
(conditions apply). From that point, ownership will vest in you.
During the period of
occupancy you can regard the property as your own, as we will give you
freedom to decorate and improve the property. Any increase in the
value of the property above your buy price, will be yours to keep.
Payment Arrangements
Payments will vary according to the type
of plan selected and the value of the property.
You should note that you will be required
to pay an amount of money similar to what would have to be paid if a
home loan (either prime or sub-prime) was in place right now. At the
very least you will usually be required to cover the investors
holding costs for the property selected.
Some people ask if the payments are at the
same level as for a traditional rental. This will not work for 2
reasons: Firstly market rent will not cover the investor's
holding costs. No investor will extend to you valuable home
ownership and equity sharing privileges if they also have to absorb
cash losses every month.
The other reason is that it is important
that you demonstrate you can afford a full house payment now. if you
can't establish a full payment pattern for 12 months or more, how
are you ever going to qualify for a home loan?
