The Role of Home Buy Express
Home Buy Express is a finance business.
We can arrange bank finance for you now if you qualify. On the other hand
if you cannot yet qualify for bank finance we can structure a “pre finance”
arrangement such as Rent Buy or Vendor Finance. Once approved for one
of these arrangements we can then introduce you to one of our investors
who will buy a house for you.
Improvements We Have Made To Our Home
Unfortunately we do not have any photos
of the property prior to the work we have done. Suffice it to say it was
a high set home that was a bit tired throughout ie paint was all cream
in colour & rather old, curtains on the windows were drab, the bathroom
and toilet were both looking old and in need of an upgrade. So we decided
to put our touch to our home.
The following photos show our rent buy
home since we have undertaken the work. One of the things we couldn’t
believe was that our finance consultants Home Buy Express, were able to
construct a deal for us that included “cash” for materials so that we
could undertake the work ourselves. It is not standard with all their
arrangements but is an option they have for the right people. As a result
of this we have been able to make it OURS in a very short period. We still
have plans for the house to make it into our dream home.

"This
is a Dream Come True"
Five years ago, Toni wanted security and stability
for herself and her children. The best way to do that, she reasoned, was
to get into her own home, but because of past financial problems, no-one
would lend her money to buy a home. That is until she met one of our
Investors,
David and Susan Wootton.
David and Susan soon gave her confidence that it was possible to do it
with a rent buy plan. And that is exactly what happened. After being approved
by David and Susan, Toni went house hunting. It wasn't long before she
found a house in Logan.
So, David and Susan bought the house for Toni, and then structured a manageable
rent buy plan for her.
Over the last 18 months, Toni has seen the value of the house increase
by more than $60,000. For Toni this is nothing short of a miracle. At
last she has established a secure financial base.
Says Toni, "this is a dream come true. I tell all my friends about it. I
think this system is fantastic. I thank David and Susan, and Home Buy

when I hit a rough patch last year. They nursed me through, and now I'm on

Employed Man Refinances Into Bank Finance After 18 Months
Graham bought his Kingston house on
vendor terms. Eighteen months later (in August 2004), he qualified for
bank finance and has now paid out the vendor.
When Graham spoke to us originally, he had lost confidence that he could
ever buy his own home. As a self employed man he knew the banks wanted
a much bigger deposit. Making the problem worse was the fact that he had
a black mark on his credit file. We explained to him that it may be better
to start on vendor terms. This would give him time to further build his
deposit. This, plus the fact that any growth in the value of the property
(above his buy price) would become his, appealed to him greatly.
As Graham says, "I can't believe the security of home ownership has given
me. Being self-employed, I never thought I could own my own home. It's
like a dream come true." Graham has made many improvements to the house
which have increased the value of the property.

To Own Their Home After Just 18 Months
Stuart had a good, solid job but couldn't qualify for
a bank loan. This was because his deposit of $5,000 wasn't big enough
and his income was too low.
We showed him how a rent buy plan might solve his problem. Part of the
rent he pays would become a rent credit. This would help him build his
deposit in a more certain way. Further, any increase in the value of the
property over & above his buy price would be his, thereby creating
equity in the property. Adding the equity to the rent credit deposit should
do the trick & qualify him for a bank loan within a few years.
Fortunately, one of our investors had a 4 bedroom house in Springwood
that was perfect for Stuart & his family. As soon as he saw it he
knew this was the house for him. They moved in, in September 2003.
Having solved the low deposit problem, the other problem was that Stuart's
income wasn't high enough. The solution was for Stuart's wife to go back
into the workforce. Unfortunately this didn't happen because she hurt
her back. However, in July 2004 Stuart got some good news - Centrelink
increased their family payments and he got a pay rise at his new job.
This was enough to satisfy the banks.
As a result Stuart has brought his plans forward. His rent buy plan has
created valuable rent credits. This, plus his own savings will qualify
him for bank finance in March 2005. That's just 18 months since he moved
into the house.
